Property inspection software is priced one of three ways: per report, per user seat, or per property, unit or plot. The right model depends on how often you inspect, not on which app has the longest feature list.
Here is how each model works, who it suits, and what Saundy Inspect charges.
Per report
You buy report credits and use one each time an inspection is submitted and its report issued. There's no subscription and no commitment.
Suits: occasional inspectors, firms with seasonal work, and anyone trying a tool on a few real jobs.
Watch for: credits that expire, charges for re-issuing an amended report, and single-report prices that make regular use expensive.
Saundy Inspect's pay-as-you-go prices:
| Pack | Credits | Price | Per report |
|---|---|---|---|
| Single | 1 | £6 | £6 |
| Starter | 10 | £50 | £5 |
| Standard | 25 | £110 | £4.40 |
| Bulk | 50 | £200 | £4 |
Credits never expire, and amendments and re-issues of the same report are free.
Per inspector seat
A monthly price per named inspector, usually with unlimited inspections and reports. This is the model most software firms prefer, because it's predictable for both sides.
Suits: firms with surveyors inspecting every week.
Watch for: minimum seat counts, feature tiers that put the thing you need in the expensive plan, and occasional users who cost as much as full-time ones.
Saundy Inspect's subscription is £45 per inspector per month, from a single seat, with every feature included and no tiers. Seats are for your regulars; anyone else on the team can submit using report credits, so an occasional inspector doesn't need a seat.
Past about eight reports a month, a seat works out cheaper than buying packs, and it's unlimited.
Per plot or unit
For portfolios, the meter is the property, not the person. You commit to a number of plots and bring as many inspectors as the job needs.
Suits: housing providers, estate managers, developers snagging whole sites, and anyone running an inspection programme across hundreds or thousands of units.
Watch for: unpublished rates, long contracts, and overage bills when the portfolio grows.
Saundy Inspect's Programme is billed annually against a committed plot allowance at a per-plot rate quoted for your portfolio, and bigger portfolios pay a lower average per plot. Inspector seats are unlimited, the allowance can be raised any time with the increase prorated, and there is never a metered overage. Tell us roughly how many plots you manage and you'll get a per-plot price in writing, with no sales call unless you want one.
Free trials, and what "free" usually means
Most vendors offer a trial. Check three things: whether it needs a card, whether it's long enough to do real work, and whether it's capped so low that you can't finish a genuine inspection. Saundy Inspect's trial is 14 days, needs no card, and includes unlimited reports. When it ends the workspace becomes read-only until you pick a plan; nothing is deleted.
Which model should you pick?
- Fewer than about eight reports a month per inspector: buy packs.
- More than that, steadily: a seat for each regular inspector, credits for everyone else.
- Hundreds of plots or more on a programme: price it per plot.
Saundy Inspect's subscription and pack prices are in pounds sterling and published on the pricing page; Programme is quoted per portfolio. Start a free 14-day trial and work out which fits from real usage rather than a guess.
